Absolutely superb B&B in historic building located in peaceful country location but within easy reach of Milton Keynes/Hanslope/Northampton etc.
Decoration, comfort and breakfast all top class with very friendly hosts (Ed & Laura). Highly recommended.

I stayed with Laura and Ed in their beautiful property from January through to July 2023 due to work commitments in the area. I’ve had the pleasure to stay in every room, and can highly recommend any of them! The area is beautiful, with the cottage set back from the road- parking is easy and straightforward. It’s only around 15 minutes to Milton Keynes and a little further to Northampton.
Breakfast is always delicious with a great selection. If you’re looking for somewhere to stay short or long term, definitely consider this gem!

Beautiful place situated in a village where time has stood still. Loads of thatched cottages. Very peaceful and relaxing in the annexe. Enjoyed a lovely cooked breakfast. The room was clean with all we need for an overnight stay. There was a nice seating area with a patio to sit and have a little drink.

Totally loved this B&B. amazing location and wonderful hosts. Laura and her husband made it clear nothing was too much trouble. Room was amazing. Though I was a single person, I was in a huge double room with fab bed and a wonderful little lounge outside in the garden. Such peace I have never known. It was quiet, had a beautiful village just round the corner with a great pub called The Lamb, which made really good home cooked food. I was there for the racing at Silverstone and spent one night. I wished I could have stayed longer as it was a wonderful B&B. hugely reccomended and Laura , if you get to read this, I did try to do a review on Trip advisor but it cant find you, so you need to get on it. I wish you well and will certainly be back next year's racing season. You were fantastic and deserve to succeed. People... book them!

I can only give one star, but would give 0 if I could. I didn't actually stay at this guest house but had a very bad experience with them. I booked it for one night via Booking.com and, as customery on their site, they had a special requests box at the bottom. I put down a few, fairly typical requests down, which never causes a problem for other B&Bs I stay in. Basic things like 1. ensure the shower works, 2. ensure the remote battery is charged, 3. a room with a window or heater that turns off, 4. more than one socket, preferaby by the bed (otherwise I would bring an extention lead). Nothing remotely demanding or unreasonable for £50.00 per night. What happened was very odd. The proprietor rang me and then made a rude and huge fuss about these requests stating the obvious that this was a B&B not a hotel and that my demands were unusual. His manner was arrogant, haughty and aggressive. I told him to state whether he could meet these demands, rather than to respond in kind to his hostility, and he refused to answer.

The man I spoke to, presumably the proprietor, clearly didnt want me to stay - just for asking for a few basic needs any B&B should be able to accommodate without fuss, as they tend to do - and then he offered to cancel the room, irrespective of what I actually wanted and answering the questions I had posed. Basically, he was telling me to hop it.

Yet the booking.com reviews - as are these ones - are all really high, with some comments mentioning special requests, like Earl Grey tea and Vegan alternatives.

I am suspicious that the good reviews are all fake. Some of the bad ones talk of thin walls and breakfast served at 7am and the staff being rude. Frankly, I would believe these not the good ones which are completely out of sync with what I experienced even without staying there, which I presume would have been as bad as the pre-stay phone call I had.
